Check in and out times?

Check in Time: 1:00 pm until dark (time varies depending upon season) unless pre-approved by Sundowner.

Check out Time: 11:00 am unless pre-approved by Sundowner Quiet time: 10:00 pm

Campground Speed Limit?

Campground Speed Limit: 5 MPH - this is imposed to safeguard our campers and animals as they walk through campground.

Minimum Number of Nights?

We require a 3 night minimum stay except in the Winter Season and then it is 8 nights due to the need for heat tape on your water line.

Age Requirements for Guests and RVs?

Guests must be age 55+ unless pre-approved by Sundowner.
Short Term & Seasonal RV - All Rigs must be 15 years of age or newer, well maintained , fully operational and free from any visible damage.
Long Term or Year Round - All RVs must be10 years of age or newer.

Plumbing and heating systems must always be working.

Do I need to have a tow vehicle for my 5th wheel or travel trailer?

All 5th wheel and Travel Trailer Owners must have on Property throughout the entire stay a tow vehicle to remove the unit in case of emergency.

There are to be no vehicles delivered by an outside source unless pre-approved by Sundowner.

What are the Site Setup Requirements?

Sundowner will assist in the placement of the RV at each site.
The owner will be responsible to set up and properly connect rig.
All RVs must have a pipe trestle for their waste disposal pipe.
DO NOT DIG HOLES OR POUND STAKES AT SITE!

Do you have a bathhouse?

A bathhouse is provided for the rustic camper and emergencies. All other campers must have fully functioning bath facilities that are intended to be used. Sundowner will impose an additional fee of $50/month for regular use of the bathhouse.

Do you have a Laundry Room?

There is a laundry facility that charges $1.50/washer load. Campers are not to use onboard washers.

Do you have an onsite Trash Dumpster?

We provide a trash dumpster for household trash & pet waste.  All other items need to be taken to the local dump.  The office will provide you with directions and hours of operation. 

What are you adult beverage rules?

Please keep all alcoholic beverages in campsite. Public intoxication will not be tolerated and dealt with by the local law enforcement officers.

What are you smoking policies?

You may smoke outside in public areas but please do not smoke in the Game room or in the Bathhouse/Laundry room.  Please do not dispose of your butts in any of these areas or on the ground for other Guests or Pets to walk through.

Are we allowed to wash our cars or RVs?

No motor vehicle is to be washed in the campground.
Rig washing only permitted once annually for Seasonal or Year Round Rigs and must be pre-approved by Sundowner.

Are we allowed to have Guests in addition to those with reservations?

Guests are welcome but they must register at the office and will be charged $5.00/person in excess of 2 campers/site.

Can I store my Camper over the winter?

All RVs must be removed in off-season if the campers are not using as RV storage is not currently available in winter months.

Are you open in the winter months?

Sundowner is open year-round but all short term winter camping (November 1 - March 31) requires advance reservations. No reservations will be granted for stays of less than 8 days in length. Winter Camping requires heat tape and insulation on all exterior pipes.

Are you Pet Friendly?

Yes we allow pets. Each RV site will be restricted to well socialized dogs - one (1) large breed dog or two (2) small breed dogs and indoor cats.

Given we offer people peace and quiet to our Guests, barking dogs are to be dealt with immediately.

Kitty litter is to be disposed of in the dumpster not in the woods or on the ground at your site.

Recognizing that all dogs need to be walked, they must be on a lead not to exceed 6 feet in length. Dogs are to be discouraged from relieving themselves on campground shrubs and flowers, vehicle tires and in other campers campsites. There is plenty of green area in the campground so please walk dogs in areas away from the pavilion, game room and again other campsites (occupied or vacant).

WE DO NOT ALLOW DOGS TO HAVE KENNELS OUTSIDE.  Dog can be chained outside the unit as long as they have owner supervision

Owners are expected to walk dogs with appropriate clean up bags or scoops to facilitate immediate clean up and disposal in the dumpster. ​

What are you Grill and Campfire Policies?

Grills (Gas or Charcoal) with lids are permitted in the gravel areas of the campsite away from the leaves and sticks. All ash must be completely extinguished before leaving the grill and ash is to be bagged and disposed of in the dumpster once fully cooled. No ash is to be disposed of in the woods or on the ground at your campsite.

Campfires are prohibited at the Campsites unless you have a propane fire pit where the fire can be controlled and extinguished upon retiring for the evening. A community campfire pit is allowed in the central park fire pit area which is away from trees and other campers. Generally there is firewood provided but if not there are local providers that you can purchase wood to burn. ​

Do you offer Cable at each site?

All sites receive 48 channels of cable but you must have a Digital HD TV with a QAM tuner to receive the signal - we no longer offer analog channels.

Do you offer WIFI?

The majority of sites will have a strong WIFI signal but not guaranteed at all sites. WIFI Boosters and other enhancing devices are PROHIBITED in the campground. The WIFI service is a privilege that is shared by everyone equally. WIFI Booster users will be asked to leave immediately if it is discovered that they are using a booster.

May I use a portable satellite dish?

Portable Satellite Dishes are permitted as long as their placement does not create a hazard and out of the way of the mower but not all sites are situated to accommodate a satellite signal given our shade trees.

Which cell providers provide the best service?

Verizon Cell Phone Service is excellent followed by AT&T.

Do you have an activity room?

Sundowner offers a Game Room equipped with a Pool Table, Large Refrigerator, Microwave, Coffee Pot, TV, Radio, Game Tables and a Library Exchange.

Summer Activities include alternating Monday night Bingo & Battle of the Sexes Trivia and Wednesday afternoon Mah Jongg as well as whatever the group decides they wish to put on the calendar. Dish to pass picnics are held each summer which includes the August Chinese Birthday Exchange Party
